• Submit some information about your home at our WIZ Realty listing request page or call a WIZ Realty agent. 

• One of our WIZ Realty Houston Realtors will then discuss details about your home, market area, and expectations for selling your home.  Our agents will also discuss options ranging from full service to discount listings. 

• A WIZ Realty agent will e-mail or mail you a CMA (comparative market analysis) and suggest an appropriate listing price for your home.

Once there is a general understanding of the appropriate listing strategy a WIZ Realty agent will meet with you at our office or your home to sign a listing agreement.  You will also be presented with the state mandated Information About Brokerage Services notice.

A WIZ Realty representative will then photograph your home and gather pertinent details such as school districts, floor plan, showing instructions, bedroom dimension, and other information about the home.

• One of our Realtors will then place your home on Houston’s MLS (multiple listing service) so that other real estate agents in the city may show your home.  Your home will also be featured on HAR.com and Realtor.com for prospective buyers to view. 

• A SUPRA key will then be placed on your home to facilitate showings.  WIZ Realty will then begin to actively market your home which may include open houses, print materials, and internet marketing.

• Your home will then be showed by WIZ Realty agents and other Realtors around Houston pursuant to the showing instructions that you give us.

Market information will be e-mailed to you including new listings in your market area and comparable sales data. Each offer will by submitted in a timely fashion to you along with a recommendation by a WIZ Realty agent. 

Recommendations may include counteroffer, rejection, or acceptance.  At each stage of the process we are seeking the highest price for your home.     

• Upon accepting a contract the buyer will most likely have the home inspected during the option period.  After the inspection the buyer or his agent may attempt to have the sales price lowered because of perceived defects in the home.  One of our WIZ Realty Houston Realtors will then recommend response to inspection report.

• Once the option period expires the buyer will seek financing and all parties will proceed to closing.  A WIZ Realty agent will notify you in advance of the time and date you are to arrive at the title company to sign paperwork. 

• Once the title company has all funds from the buyer the title company will release a check to you for the sales proceeds less any liens on the property.
